Last month, we discussed how to begin the process of downsizing and this month we want to talk about what you should look for in that next home. Whether you are retiring, simplifying your life, or just ready for less maintenance, downsizing can be an exciting new chapter. But, finding the right home for your next phase takes planning. It is not just about finding a smaller space, but rather about finding a home that offers the right blend of space, comfort and convenience. Here are some key features to look for when searching for your next home:
Choose the Right Location
Start by thinking about how you want to live in your next chapter? Do you want to be closer to hiking, closer to the airport, or closer shopping? Do you want to spend more time with friends, grandkids, or doing your favorite activities? Maybe you want a shorter commute or more community amenities. Every location has its perks and its trade-offs, so it’s all about finding the right balance that fits your lifestyle and priorities. Â
Find the Right Floorplan or One You Can Make Your Own
When downsizing, it’s key to find a home that fits the way you want to live now and in the years ahead. Look for a layout that makes the most of the space and works with your needs. If a home doesn’t check every box, don’t worry—we’ve helped plenty of clients see how a floorplan can be adjusted or improved to fit their lifestyle. Extra bedrooms can be converted and storage can be creatively added!
Look for a Home That’s Newer or Well Maintained
Downsizing is supposed to help simplify your life and finances, so buying a home that needs lots of repairs or remodeling can quickly undo that goal. Make sure you understand any upcoming maintenance or renovation costs before you buy. Be honest with yourself about whether you want to take on those projects or if a newer, move-in-ready home makes more sense.
Do the Paint and Flooring Before You Move In
Planning to repaint, update flooring, or epoxy the garage floors in your new home? Get it done before you move in. It’s easier to handle these projects in an empty space without worrying about moving around furniture and boxes. With good planning, it can often be finished in just a week or two.Â
Budget for New Furniture
It’s pretty rare that all the furniture from your larger home will fit perfectly into a smaller home. Be sure to set aside some of your budget for new pieces that fit your new space and next phase of life. There are plenty of stylish and affordable options out there and having furniture that fits well will help your new place feel comfortable and welcoming.
